Verifactu compliance for self-storage operators
Spain's new invoicing verification system, Verifactu, changes how storage businesses issue and report invoices to the Agencia Tributaria (AEAT). If you run a self-storage facility in Spain and use Storeganise with the Holded add-on, here's what changes and when it takes effect.
What Verifactu means for your storage business
Verifactu requires invoicing software to generate a secure, unalterable record for every invoice and submit that record to the AEAT automatically. For a storage operator, this moves invoice reporting out of manual bookkeeping and into the invoicing tool itself.
Every invoice issued under Verifactu carries a QR code and a "VERI*FACTU" reference. A tenant can scan the code to confirm the invoice was issued through an approved system and reported to the tax agency.
Key dates
- 1 January 2027 - Companies subject to Corporate Tax, including most storage operators registered as an S.L. or S.A., must issue invoices through Verifactu-compliant software. This applies regardless of site count or turnover.
- 1 July 2027 - Freelancers and sole proprietors running a storage business must comply by this date.
A single-site operator and a 40-site regional portfolio face the same deadline. There's no threshold based on revenue or number of locations.
Penalties for non-compliance
Businesses that keep issuing invoices through non-compliant software face fines of up to €50,000 per fiscal year. Software providers selling non-certified systems face penalties of up to €150,000 per fiscal year, or €1,000 per non-certified license sold. Confirming your invoicing stack is certified now avoids a rushed migration closer to the deadline.
